Our Services

The Shores Development, Inc. will provide the services needed to insure you the lifestyle that you are looking for. Services to be available to Shore's owners include:

Parks and Infrastructure:

Shore's owners and guest will enjoy the lush tropical environment of The Shores, enhanced by the mild South Texas climate and the abundant landscaping. Streets are designed to create comfortable, friendly neighborhoods constructed of red brick pavers with landscaped architectural features at their ends and midpoints. Sidewalks are included on both sides of the street making walking, jogging and bike riding a pleasure.

Utilities are all located underground so as to not spoil the beautiful views. The first park at The Shores will be a part of Marina Village Section II and will provided owners a wonderful place to spend the afternoon playing tennis, swimming or playing with the children in the play area. Lots of landscaping and green areas will perfectly complement this bayside neighborhood, while the marinas and beaches are only a few steps away.

Commercial Areas:

Life at The Shores is meant to be simple, convenient and pleasurable. For this reason, stores, shops, cafes, restaurants, and clubs are being planned so as to insure that The Shores owners have access to desired services and facilities. The upscale environment will allow owners and guest to focus on the simple pleasures of life.

The Shores is designed to be a pedestrian community; therefore, commercial areas will be only a short walk or bike ride away.

Commercial areas will be designed primarily to service the owners and guest of The Shores.

Marina:

Whether you live on the beach, on the bay or between, as an owner at The Shores, you will have access to a Marina Slip for your boat at the Shores.

Concrete floating dock with hydraulic boatlift will be available to Shores' owners. The first slips will be built at the Marina Boardwalk in Marina Village Section I. Each floating dock system will accommodate 18 boats up to 30 feet long. Purchase of a boat slip will insure that you have convenient access to the beautiful Laguna Madre for boating, fishing and water sports. Although boat slips will be available to all lot owners at The Shores, those owners who own waterfront lots not fronting the Boardwalk have the option of building their own boat dock on their lot.

The shores' Marinas will provide Shores' owners an exclusive amenity that is unavailable elsewhere in our area, designed to enhance The Shores' lifestyle.

Our Builders:

Your new dream home at The Shores must be designed to address your needs and desires for today and the future, as well as be compatible with The Shores Guidelines and in harmony with the neighborhood.

To attain that goal, we have selected certain quality builders who understand the process and are committed to making your dream a reality, while insuring the process is a pleasurable experience.

We will introduce to you our select group of builders so that you can determine the builder with whom you would like to work. Once you select a builder, they will guide you through the architectural and building process. We feel confident that they will meet and exceed your expectations.

Financing:

In order to simplify and expedite the purchase of a lot and construction of a house at "The Shores"

First National Bank of South Padre Island and Shores Development, Inc. / Franke Investments have teamed up to offer Shores' buyers fast, easy, convenient and complete financing.

Financing need not be a complicated, time-consuming process. Qualified buyers may borrow up to 90% of the purchase price of their lot with an amortization schedule to suit the buyer's needs.

Contingent approval usually takes only a couple of days.
